A local comparative market analysis is one of the best ways to determine a realistic range for what your property could sell for in today's market.
Selling expenses vary by transaction. Potential costs can include negotiated real estate compensation, transfer taxes, title-related charges, mortgage payoff amounts, seller concessions, repairs, and other settlement expenses. The best way to understand your expected costs is to have an estimated seller net sheet prepared before listing your home.
Start by having a real estate agent walk through the property before spending money on improvements. Sometimes simple things like cleaning, decluttering, fresh paint, landscaping, or minor repairs provide more value than an expensive renovation. The goal should be to focus your time and money on improvements buyers are actually likely to notice.

Yes, a property can generally be marketed and sold in its present condition. However, selling "as-is" doesn't automatically eliminate applicable disclosure obligations. Sellers should still properly disclose known material defects as required.
Pennsylvania generally requires sellers of covered residential properties to disclose known material defects through a property disclosure statement, subject to certain exceptions. If you're unsure whether something should be disclosed, it's always better to discuss it before your home goes on the market.
The number that matters isn't just the sale price, it's your net proceeds.
